Tampines HDB Resale Prices and Rents vs the Island

Tampines HDB resale and rent medians for the 12 months to September 2026, against the island, plus the District 18 condo price per sq ft by quarter.

A 4-room flat in Tampines sold for a median S$665,000 in the 12 months to September 2026. That is S$35,000, or 5.6%, above the island median of S$630,000. The Tampines median changed by −0.5% on the 12 months before, so Tampines prices sit above the island but are not climbing. Next door, the condo median in postal district 18 was S$1,525.7 per sq ft in Q2 2026, up 4.1% in a year.

What Tampines flats sell and rent for

The table is a Propwise calculation from the HDB resale dataset and the HDB rental dataset on data.gov.sg, for Oct 2025–Sep 2026. Resales count by registration month and rents by approval month.

Tampines recorded 2,006 resales in the window, including 902 4-room flats. Median 4-room rent was S$3,400 a month across 924 approvals. The change on the 12 months before was 0.0%. Owners declare these rents and HDB does not verify them.

Tampines against the island

Tampines sits above the island median in every flat size we track.

  • 3-room: S$490,000, against S$440,000 islandwide.
  • 4-room: S$665,000, against S$630,000.
  • 5-room: S$810,000, against S$740,000.
  • Executive: S$980,000, against S$915,000.

The 4-room rent of S$3,400 compares with S$3,300 islandwide, a gap of S$100 or 3.0%. Divide a year of that rent by the median price and Tampines gives 6.1% against 6.3% for the island. This is a rough ratio of two medians, not a rental yield. It ignores vacancy, costs and loan interest, and the flats behind each median differ.

One month against twelve

A single month can mislead. The Tampines 4-room median was S$680,000 in Sep 2026, a flash estimate, against S$660,000 the month before. That is why we quote 12-month medians.

For the island trend, use the index, which follows repeat sales of the same flats. HDB’s resale price index fell 0.2% in the Q3 2026 flash estimate.

HDB adjusts for the mix of flats sold: it used stratification up to 3Q2014 and a stratified hedonic regression from 4Q2014 (HDB, data.gov.sg). Quarters appear when HDB publishes the final figure.

The condos next door

Tampines does not have its own condo series. URA’s list of postal districts names postal district 18 as Tampines and Pasir Ris (postal sectors 51 and 52), and it is the closest unit we can measure. The street names on its caveats in our data are Tampines, Simei and Pasir Ris, so it mixes three neighbourhoods. Propwise calculated these medians from URA’s private resale caveats (non-landed, executive condominiums excluded). They are not the URA price index.

As at Q2 2026, the island-wide median for private non-landed resales was S$1,792.7 per sq ft, so district 18 sat about S$267 below it. Almost all of the district’s resale caveats since September 2021 are for 99-year leases (4,177 of 4,229 by our count), so the district is a leasehold market. Q3 2026 is not final: URA’s figures for the quarter stay provisional until the middle of October, so the table stops at Q2.

What is new

LTA’s Cross Island Line page, last updated 4 August 2026, lists Tampines North station (CR6) in Phase 1. It says Phase 1 is expected to be completed by 2030. Treat 2030 as a target, not a promise. We could not confirm other new Tampines housing launches from an official page today, so we leave them out.

Limits

  • A 12-month median moves with the mix of flats sold. More sales of newer or larger flats lift it, and this need not mean that a flat of the same age got dearer. Our lease decay guide shows why lease age matters.
  • Counts below 30 are marked in the table. The median there is only a guide.
  • Condo figures are caveat prices, which are contract prices lodged with URA. Median price per sq ft moves with the projects that sold in the quarter.
  • Neither source tells you about one block. Compare recent sales on the same street before you act. Our Bedok guide and HDB flat guide use the same method.
