Top 10 price per sq ft private resale deals this month

The ten private condo and apartment resales with the highest price per sq ft this month, with size, tenure and floor. The table refreshes with the data.

This table ranks private non-landed resales by price per sq ft in the latest month of URA data. Only homes of 300 sq ft or more are ranked, so very small units do not crowd the list.

It is a living page. The table is rebuilt from the latest data, so it refreshes whenever the data updates.

Sep 2026, month so far: caveats lodged to 5 Oct 2026. URA adds late caveats for about two weeks, so the month can still change. Ranked from 764 private non-landed resale caveats that qualify. Non-landed private resales only (type of sale: resale) with an area of at least 300 sq ft, so very small units do not crowd the list. New sales, sub-sales, landed homes and executive condominiums are left out. Price psf is price divided by area in square feet (sqm x 10.7639). A high psf can come from a small unit, a freehold project or a prime district. Compare it with the other deals in the same project.

How to read this table

  • Price psf is the price divided by the area in square feet. A high psf can come from a small unit, a freehold project or a prime district.
  • Compare a row with the other deals in the same project before you read too much into it. A top-floor unit and a low-floor unit in one project often sell at different psf.
  • Tenure matters. A freehold home and a 99-year lease with many years gone are priced on different terms.

What the table cannot tell you

  • Late caveats. URA adds caveats lodged late for about two weeks after a month ends. The latest month can still change: counts can rise and the ranking can shift.
  • Month precision only. The data gives the contract month, not the day, so you cannot tell which deal came first or how prices moved inside the month.
  • Family and non-market deals. A caveat price can be a transfer between relatives or part of a bundled deal. It can sit far from a market price.
  • Caveat prices are not valuations. A price shows what two parties lodged. It does not show what another home is worth. Floor, view, condition and timing all matter.
  • New sales, sub-sales, landed homes and executive condominiums are left out, so this is not the whole market.

Medians of URA caveat prices divided by floor area, calculated by Propwise. A quarter appears once it is complete. New-sale medians depend on which projects launch in the quarter, so the two lines compare different mixes of homes.
