The resale grants reward two things the BTO queue cannot: buying now, and buying near family. For scale, the median 4-room resale price across Singapore was S$630,000 in the 12 months to September 2026.

How much is the Enhanced CPF Housing Grant?

The EHG depends on your average gross monthly household income over the 12 months before you apply. Families earning up to S$1,500 get S$120,000, and the grant falls in steps to S$5,000 at S$9,000, per HDB’s EHG page.

Grant (S$)

Source: HDB, Enhanced CPF Housing Grant (families) (October 2026). Applies to new and resale flats. Nothing is paid above S$9,000 a month.

The steps are steep in the middle. A household at S$6,500 a month gets S$40,000, and one at S$7,000 gets S$30,000.

At least one applicant must have worked for 12 months in a row and be working when applying, says the HDB grants guide. The grant is cut if the flat’s remaining lease does not cover the youngest buyer to age 95. Singles aged 35 and above earning up to S$4,500 a month can get up to S$60,000.

Who gets the CPF Housing Grant for resale flats?

First-timer families buying a resale flat with household income of S$16,000 a month or less qualify. The ceiling rose from S$14,000 for applications from 24 August 2026, per HDB (rule history).

The grant is a flat amount by flat size, with no income bands. A citizen couple gets S$80,000 for a 2- to 4-room flat and S$50,000 for a 5-room or bigger one. Singles aged 35 and above earning up to S$8,000 alone get S$40,000 or S$25,000.

Who gets the Proximity Housing Grant?

Families buying a resale flat to live with their parents or a married child get S$30,000. Living within 4 km of them brings S$20,000. Singles get S$15,000 and S$10,000, per HDB’s PHG page.

The PHG has no income ceiling. The parent or child must be a citizen or PR, and the household must keep living together or near each other for the minimum occupation period. Sunday lunch at your mother’s now comes with a cheque.

Worked examples

A couple buying a 4-room resale flat near parents. A first-timer citizen couple earns S$6,200 a month and buys within 4 km of her parents. They get an EHG of S$40,000, a resale grant of S$80,000 and a PHG of S$20,000. Total: S$140,000.

The same couple buying a BTO flat. Only the EHG applies on a new flat, so the grant is S$40,000. The BTO price carries its own subsidy instead.

A higher-income couple buying a 5-room resale flat with parents. A first-timer citizen couple earns S$11,000 a month, above the EHG ceiling and below the resale grant ceiling. They get S$50,000 plus a PHG of S$30,000, a total of S$80,000.

What happens to the grant when you sell?

Grants go into your CPF Ordinary Account and are paid towards the flat. When you sell, the grant and the CPF you used go back to your CPF account with accrued interest. Our CPF refund guide shows how that adds up.

You must also live in the flat for the minimum occupation period before you sell. Executive condo buyers have a separate grant of up to S$30,000, set out in our EC eligibility guide.

Where to go next

Check what flats sell for in your target town on the HDB town pages, then test the loan in the mortgage calculator. The HDB home loan guide explains the HDB loan limit.

Apply for an HDB Flat Eligibility (HFE) letter to get your exact grant amounts. The letter is the only figure that counts at the counter.
