Mr. Propwise

Mr. Propwise is the founder and editor of Propwise.sg. He started the site in October 2010 to give Singapore home buyers and investors plain, objective information about the property market.
Background
- Chartered Financial Analyst (CFA) charterholder. He looks at property the way an analyst looks at any asset: price, cash flow, cost of money and risk.
- Writer on Singapore property since 2010. His articles have also been published on Yahoo and PropertyGuru.
- Author of two books. Secrets of Singapore Property Gurus (2011) collects the lessons of experienced Singapore investors; the paperback was sold at Kinokuniya, Popular, Times, MPH and other bookstores. Timing the Property Market (2012) explains how to use market cycles when you buy and sell.
What he writes about
Market cycles and prices, cooling measures and stamp duty, mortgages and loan limits, HDB upgrading, new launches, and the mistakes that cost buyers money. He is known for being cautious when the crowd is excited, and for asking what a rule or a launch price really costs you.
Reader questions get answered in the occasional Ask Mr. Propwise column, which always signs off the same way: to wisdom and beyond.
His role today
Mr. Propwise sets the editorial direction of Propwise.sg and reviews every article before it is published, including those signed “Propwise Editorial”. How the site works is set out in the editorial policy.
Start with these
- Stamp duty in Singapore: BSD, ABSD and SSD rates
- TDSR and MSR explained: how much can you borrow?
- HDB loan or bank loan: the cost side by side
- Valuing leasehold property
- Common misconceptions about rental yield
