What it measures
The URA private residential price index tracks how the prices of private homes, landed and non-landed, move across Singapore, quarter by quarter. URA adjusts it for the mix of homes sold, so a quarter with many city-centre deals does not by itself push the index up.
The index is set to 100 in its base quarter, the first quarter of 2009. A level on its own is not a price: it only means something next to another level.
How to read it
Read the change, not the level. The change on the quarter shows the latest move; the change on a year earlier smooths out one-off quarters.
URA publishes a flash estimate on the first working day after each quarter, from deals up to about the middle of the quarter’s last month. It gives the change only. The final index follows a few weeks later and can differ from the flash.
The index covers the whole private market. Landed homes and the three regions (core central, rest of central and outside central) each have their own index, on the charts page.
