ZACD Group to preview freehold Arina East Residences at prices from $3,000 psf

It has been more than three years since Hong partners Welltech Construction (a subsidiary of Qingjian Group) and FRX Capital acquired the 40-unit La Ville through an en bloc sale on Dec 1, 2021. They paid $152 million for the apartment block in Tanjong Rhu. “Initially, when we secured the site, we thought we should launch the project as quickly as possible,” says Francis Tan, COO of ZACD Group.
Sale of five-bedroom penthouse at St Thomas Suites results in record $6.3 mil loss

The sale of a five-bedroom penthouse at St Thomas Suites was the most unprofitable resale transaction from March 18 to 25. The 7,686 sq ft unit was sold for $16.03 million ($2,086 psf) on March 21. The penthouse on the 33rd floor had previously fetched $22.33 million ($2,905 psf) when it was last sold in September 2011.

Kingsford Group submits top bid of $920 psf ppr for Lentor Gardens GLS site

The tender for the 222,161 sq ft Lentor Gardens government land sales (GLS) site closed on April 3 with two bids. The top bid of $429.23 million $920 per square foot per plot ratio (psf ppr) came from Chinese developer Kingsford Group. The second bid of $422.22 million or $905 psf ppr is just 1.66% lower than Kingsford’s offer.
Strata office floor in Suntec Tower for sale at $40.95 mil

An office floor at Suntec Tower 1 has been put up for sale via private treaty with a guide price of $40.95 million. The floorplate spans 12,045 sq ft separated into three individual strata titles, ranging from 3,498 sq ft to 4,908 sq ft. The guide price translates to about $3,400 psf. According to exclusive marketing agent Savills Singapore, investors can expect to see a rental yield of approximately 3.8% on a fully let basis.
