Faber Residence opened for sales on 18 October 2025 with a guide price from S$1,995 psf, according to the GuocoLand press release, and 344 of its 399 homes (86%) sold that weekend at an average of S$2,160 psf, GuocoLand said. The guide price was about 9% above the middle value of the resale prices of the older leasehold condos around it, about 8% below Parc Clematis, the newest leasehold condo in the comparison below, and below the S$2,546 psf median of the new sales at Elta, a recent launch in the same district. The project has 399 99-year leasehold homes in nine five-storey blocks, about ten minutes’ walk from the future Jurong Town Hall MRT station, the developer says.

Latest updates

12 months after launch (September 2026)

As at September 2026, URA developer sales show 385 of the 399 homes put on sale sold (96%), from 348 (87%) in October 2025. That is 1 fewer than the 386 reported for July 2026: the figure is the number of homes the developer reports as sold at that date, so it can fall when a sale is cancelled. URA does not say which sales were cancelled. That leaves 14 of the 399 homes in the project unsold.

6 months after launch (March 2026)

As at March 2026, URA developer sales show 374 of the 399 homes put on sale sold (94%), from 348 (87%) in October 2025. The median psf of the month’s new sales was S$2,227, against S$2,149 in October 2025. That leaves 25 of the 399 homes in the project unsold.

3 months after launch (December 2025)

As at December 2025, URA developer sales show 363 of the 399 homes put on sale sold (91%), from 348 (87%) in October 2025. The median psf of the month’s new sales was S$2,196, against S$2,149 in October 2025. A median moves with the mix of homes sold in the month, so it is not a price index. That leaves 36 of the 399 homes in the project unsold.

1 month after launch (October 2025)

URA developer sales for October 2025, the launch month, show 348 of the 399 homes put on sale had sold (87%), at a median of S$2,149 psf for the month’s new sales.

EdgeProp reported that caveat prices in 2025 had a median of S$2,227 psf outside the Central Region and S$2,541 psf in the Clementi planning area, and noted that Parc Clematis launched in 2019 from S$1,550 psf and averaged about S$2,120 psf by its own count. PropNex chief executive Kelvin Fong put the average for new non-landed private homes in the Outside Central Region at about S$2,275 psf so far in 2025, EdgeProp reported, so the S$2,160 psf average at Faber Residence was about 5% below it, a Propwise calculation. SRI’s Mohan Sandrasegeran said the land cost, about S$900 psf ppr against more than S$1,300 psf ppr at Bayshore and Chuan Grove, allowed a competitive entry price.

How it sold

The table follows the homes put on sale and sold since the launch, as developers report them to URA. It shows the launch month and the months after it; a month that URA has not published yet reads “not yet”.

Faber Residence: how it sold, month by month since the launch

Faber Residence opened for sales on 18 Oct 2025, so the launch month counts sales from that day to the end of the month. “Not yet” means URA has not published that month: it adds a month about the 15th of the month after (Oct 2026 is due about 15 Nov 2026). Homes on sale and sold are running totals as developers report them to URA, not caveats, and a cancelled booking lowers the count. The median is for the sales of that month.

Source: URA developer sales (homes as the developers report them to URA), Propwise calculation. Data to Sep 2026.

GuocoLand said on 19 October 2025 that 344 homes, 86% of the 399, had sold over the launch weekend at an average of S$2,160 psf, that all 80 2-bedroom homes and 199 3-bedroom homes were sold and that more than half of the 4-bedroom and 5-bedroom homes were taken up (launch release). Most buyers were Singaporeans and permanent residents, and most were owner-occupiers, the release says. Penrith, which launched the same weekend, sold 447 of its 462 homes by 4 pm on 18 October, EdgeProp reported. The average of S$2,160 psf is about 8% above the S$1,995 psf starting price, a Propwise calculation; a starting price is the lowest-priced home of each type. URA counts 348 of 399 homes sold by the end of October 2025 (87%) at a median of S$2,149 psf, and 385 sold (96%) as at September 2026. After the launch month, URA records no more than 13 sales a month. EdgeProp’s report of 28 August 2026 on GuocoLand’s results for the year to 30 June 2026 puts the project at 95% sold on that date.

What it costs to buy

At the guide price of S$1,590,000 for the 3-bedroom, 797 sq ft, buyer’s stamp duty is S$49,100 for everyone. Additional stamp duty depends on who is buying and how many homes they own: a Singapore citizen buying a first home pays none. A first-time bank-loan buyer borrows up to S$1,192,500 and puts down S$397,500, of which at least S$79,500 must be cash and the rest can be cash or CPF. The 3-month compounded SORA was 1.24% on 14 Oct 2026.

Source: stamp duty and loan rules in the Propwise rules database (BSD in force from 15 Feb 2023), Propwise calculation. Guide price: GuocoLand press release, 30 Sep 2025. MAS rules for the lending limits.

Banks test the loan at a 4% rate. At that rate the instalment is S$5,693, so a household with no other debts needs a gross monthly income of about S$10,351. Most of the loan on an uncompleted home is drawn in stages as construction progresses, so early payments are smaller.

Who it suits

Families who want a low-rise home and a primary school nearby. Three-bedroom and larger homes are 80% of the project, and the development is nine five-storey blocks, 19 metres high, with at least 20 metres between them, according to the developer. Nan Hua Primary School is within 1 km, the developer says, and most buyers at the launch were owner-occupiers.

HDB upgraders. Huttons Asia’s Lee Sze Teck told EdgeProp that the Faber Walk landed estate attracts HDB upgraders and that the starting price looked attractive against nearby private projects. PropNex’s Kelvin Fong noted that the 2-bedroom and 3-bedroom price range sits under S$2.5 million. The 2-bedroom started at S$1.29 million and the 3-bedroom at S$1.59 million.

Residents who like parks and the river. The development has direct access to the Ulu Pandan Park Connector, which links to the Rail Corridor and other nature trails, the developer says.

Investors. The 80 2-bedroom homes of 646 sq ft start at about S$1.29 million. The sources used here give no rent figures for Clementi, so check recent rents before working out a yield. Completion is expected in the first half of 2029.

It suits buyers who need an MRT station at the door less well. The Jurong Town Hall station on the Jurong Region Line is a ten-minute walk away but still under construction, and Clementi MRT is four bus stops away, according to the developer. Buyers who want to be near the city centre or want freehold will also find it less suitable: it is a 99-year lease in the west.

Strengths and trade-offs

Strengths

  • Low-rise living: nine five-storey blocks, with at least 20 metres between blocks, according to the developer.
  • Land bought at S$900 psf ppr in a government tender in 2024, according to EdgeProp, and SRI said that allowed a competitive entry price.
  • Direct access to the Ulu Pandan Park Connector and a 50-metre lap pool, according to the developer and brochure.
  • One car lot for each home: 399 lots for 399 homes, according to the developer.
  • 86% sold over the launch weekend, and URA shows 96% sold as at September 2026.
  • A guide price about 8% below Parc Clematis, the newest leasehold condo nearby in the table.

Trade-offs

  • The guide price was about 9% above the middle value of resale prices of older leasehold condos nearby.
  • No MRT station within a short walk yet: the Jurong Town Hall station is under construction, and Clementi MRT is four bus stops away.
  • Completion is expected in the first half of 2029, and vacant possession on 31 December 2030 under the sale agreement.
  • A 99-year lease that started in February 2025.
  • The 2-bedroom is 646 sq ft and there is no 1-bedroom home.
  • The nearest mall in the developer’s list, The Clementi Mall, is a six-minute drive away, and the nearest cafe, Jovis Cafe, a nine-minute walk.
