What it measures

SORA, the Singapore Overnight Rate Average, is the average rate banks pay to borrow Singapore dollars overnight without collateral. MAS publishes it for each business day.

The 3-month compounded SORA compounds the daily rates over the past three months. It looks back, not forward: it tells you what money has cost, not what it will cost.

How to read it

Most floating-rate home loans in Singapore are priced as a compounded SORA plus the bank’s own spread. When the rate resets, the new instalment follows the compounded SORA of the period just ended.

Because it averages three months, the compounded rate moves slowly and trails changes in the overnight rate. A turn in rates shows up here weeks after it starts.

Your loan’s rate is the SORA plus your spread, and some packages use the 1-month rate instead. Check the reference rate and the spread in your letter of offer.
