URA awards Marina Gardens Lane site to EL Development at S$1,243 psf ppr
The sole bidder, EL Development, won the 99-year leasehold site for S$450.1 million, or S$1,243 psf ppr. The land rate is 11.3% below the S$1,402 psf ppr Kingsford paid in 2023 for the neighbouring One Marina Gardens plot. The 64,659 sq ft site can yield about 390 homes. Tender launched on 13 Aug and closed on 15 Oct.
Marina Gardens Lane bid was below the S$1,400 to S$1,500 psf ppr that analysts expected
EL Development was the only developer to bid, at S$450 million for the 64,700 sq ft site. That is well below the S$1,400 to S$1,500 psf ppr that nearly all analysts expected, and below what Kingsford paid for the One Marina Gardens site next door. The low bid may matter to future buyers on the site and to those who bought at One Marina Gardens.
